The Cost
Pricing/CMA Report
- There is no fee for this service. We provide complementary CMA Reports that provide you with a chart of sold, pending and active comps including links to easily view these homes online. We will also include a current market summary based upon your property, a recommended list of repairs, an estimate for any repairs/updates and a sellers net sheet (which shows you an estimate of all your costs and what you will walk away with).
Listing Your Property on the MLS
- Real estate compensation/commission is 100% negotiable. However, most sellers in the Tri-Cities end up paying 2.5-3% to list their home on the MLS. Then, at the time of receiving an offer, if you buyer has a real estate agent, they will also ask that you pay another 2.5%-3% for their agent. So in total, in our area, most sellers end up paying a total of 5-6% in order to use an agent.
Our business model is to provide MORE services for LESS money so that we can grow our business over the long-term. And as such, depending on your situation, the price point, and the amount of work we do, we can list your home on the MLS between 1.25%-3%.
Pre-listing costs
- Most homes will sell faster and possibly at a higher price if you make the appropriate updates. We will help you determine what repairs/updates would be worth considering. In addition, since we hold a contractors license, we give you a quote to do the work ourselves or provide with you outside bids.
