Pricing/CMA Report
- There is no fee for this service. We provide complementary CMA Reports that provide you with a chart of sold, pending and active comps including links to easily view these homes online. We will also include a current market summary based upon your property, a recommended list of repairs, an estimate for any repairs/updates and a sellers net sheet (which shows you an estimate of your closing costs).
Listing Your Property on the MLS
- Commission rates are 100% negotiable. In The Tri-Cities, most listing agents and sellers are agreeing to list their home between 5-6%. This typically gets split between evenly between the listing firm (2.5-3%) and the buying agent's firm (2.5-3%). Due to recent law changes, sellers using our local MLS are not allowed to publish compensation to a buyers agent (which historically you could do). Despite this change, 95%-100% of sellers are still willing to pay a 2.5-3% compensation to a buyers agent.

Pre-listing costs
- Most homes will sell faster and possibly at a higher price if you make the appropriate updates. We will help you determine what repairs/updates would be worth considering. In addition, since we hold a contractors license, we can help you accomplish the work.
